Soft Washing Process

What is soft washing?

Soft washing is an exterior cleaning process utilizing low pressure and chemical application to clean a specific type of surface. Although a pressure washer may be utilized for soft washing, professional guns and tips allow for reduced flow to maintain a safe cleaning process for any exterior surface.

What’s the difference between pressure washing and soft washing?

Pressure washing utilizes a pressure washer and high-pressure water to clean a surface. Soft washing utilizes specific chemicals that are applied to remove and eliminate almost all types of staining on a surface while rinsing with low pressure.

When it comes to most exteriors, soft washing is much safer, as you will not have to worry about water getting where it should not be such as in your home or behind your siding.

Can you soft wash a roof?

Yes, this is a service that is becoming extremely popular, and when performed has stunning results which will enhance your roof’s life as well as the curb appeal of your home/business. Many homes in our area have 30-year asphalt shingle roofs. Being in the Northeast and going through four seasons surely takes its toll on your roof. You may notice on your own roof or as your eyes wander as you drive, black streaking on portions of a home’s/business’s roof. This is nothing more than organic algae caused by moisture and limited sunlight. With our soft washing process, we will use a high concentration of our cleaning solution to coat your roof to eliminate that growth. While eliminating the streaking this also enhances the color of your shingles creating a completely uniform appearance and creating beautiful curb appeal. Our concentrate will dry on your roof and followed by a few rains, bring your roof back to its original look. By eliminating the organic streaking, you will also be mitigating the granular loss on your shingles thus giving you more time to get the full life out of your shingles before replacement.


Safety & Environment

Are the chemicals we use safe for plants and animals?

Yes, the solutions that we use are safe for all plants and animals, although we do ask that all animals remain inside while cleaning is in progress. Also, with our processes it is standard procedure that we pre-wet and post-rinse all vegetation prior to and after cleaning, ensuring any chemical is removed from the plants leaves/flowers. The chemicals we use are also diluted based upon how dirty a property is. Every property is different, but we will assess in a walk around prior to cleaning and decide on what percentage chemical we’re going to use to tackle the cleaning project.

Do I need to be home when cleaning is in progress?

No, although we can accommodate and schedule accordingly for whatever our customers desire, most of our work is completed during business hours. We will coordinate certain details if the homeowners are not going to be present, as well as note any issues we see on our walk-around checklist prior to cleaning and alert the homeowner of any major issues.


Logistics & Pricing

Do you bring your own water?

This is a great question and one that has a few factors associated. To answer the question simply, we can, if need be, haul around 400 gallons of water to a property. With our equipment it is standard procedure to hook up to the customers’ water supply to keep our tanks full as we clean the property. If a property is located where there is no water or a property has a slow well that will be factored into the price, as we would have to pack up and refill our tanks and come back for completion.

How long does it take to clean a house?

A typical house on average of 2000 sq. ft. can be cleaned with our process from start to finish in around 1.5 – 2.5 hrs. This is an estimated cleaning time; many factors go into our cleaning, as you never know what you may run into on a property. The one thing that is a guarantee is that we treat each property as our own, taking our time and giving each property the detailed exterior cleaning it deserves. This is what sets us apart from the rest, treating your property with the care our customers expect from a professional company.

How much does it cost to clean a house?

On average a house in size of 2000 sq. ft. would cost around $400 plus tax. This is a rough estimate as all houses are different and certain factors are considered in all estimates. Size of the home, distance from our location, as well as add-ons such as sidewalks, patios, decks, patio furniture, & sheds will add to the cost of the cleaning.

How much does it cost to wash a roof?

On average a 2000 sq. ft. roof wash would be in the $850-$1000 plus tax range. Again, every property is different and not all roofs are the same. Some factors involved that will dictate price would be the size and pitch of the roof, if the roof is easily walkable, & the amount of moss removal involved.

Why is a roof wash more expensive than a house wash?

Our roof wash solution is a much higher concentration than we use in our house wash mix, in turn we are using much more chemical to clean your roof.  In order to effectively eliminate the organic growth on your shingles we must use a high enough concentration to completely eradicate all organic growth.

We’d also like to note it is not safe to use high pressure to clean your home, water can go where it shouldn’t and water where it shouldn’t be will only lead to homeowner problems.
